Since the beginning of this year, Tianjin Lingang Investment Holding Co., Ltd. (hereinafter referred to as “Lingang Holding”) located in Lingang Area of Tianjin Port Free Trade Zone have, adhering to the new development concept, implemented “stock, increment and quality” and “new concept, new openness and new innovation” throughout its development, anchored the annual target of asset revitalization, deeply mined stock assets value, and achieved fruitful results in asset revitalization. For instance, the company first leased out a corner plot of about 20,000 square meters in Lingang Area of the Free Trade Zone, and then rented out the operation floor of Kuangshi International Building at an occupation rate of 100%, which was a good step and start for the asset revitalization work in 2024.
The corner plot successfully leased out by Lingang Holding is located to the east of Bohai 10th Road in Lingang Area of the Free Trade Zone, to the north of Liaohe North Avenue and to the west of Wharf 1A, covering an area of about 19,000 square meters. In order to make full use of the value of the plot, the subordinate construction company under Lingang Holding, according to the temporary land use policy, through open lessee recruitment, and after careful screening and negotiation, finally identified Tianjin Fuyu Industrial Service Co., Ltd. as the lessee of the land. The plot will be used for the storage site of construction machinery and materials, which can resolve the problem of difficult parking of engineering vehicles in Lingang Area and provide guarantee support for the engineering and transformation projects of industrial enterprises in Lingang Area.
Lingang Holding insisted on the revitalization of inefficient land to achieve new benefits. Through a “grid” survey of the land in Lingang Area, it has learned the current supporting, planning, ownership and other conditions of the land and its surrounding areas, taken different measures for the “sleeping” land not under the short-term land supply plan by class, and formulated a work plan for revitalization in batches. Lingang Holding has led its construction company to successfully revitalize the corner plots to the southeast of Binhai Port Administration, to the east of Lingang Bus Station and to the west of Wharf 1A in succession, which generate an annual rent of more than RMB 1.5 million, and has successfully turned the former “sleeping assets” into “sources of income”, made effective use of the land resources without prejudice to the industry planning and project landing in Lingang Area, and also injected new impetus into the economic development of Lingang Area.
Located at the core of Xiangluo Bay in Binhai New Area, and close to Yingbin Avenue and Yongtai Road, Kuangshi International Building is a 5A level office building integrating office and commercial spaces, and boasts rich surrounding supporting facilities and convenient transportation. The 20th and 21st floors of Block A of the Building is operated and managed by Lingang Industrial City Group, a subsidiary of Lingang Holding. The lessees include photography service agencies, accounting firms, law firms, enterprise management service agencies and many other enterprises.
The project operation team of Lingang Industrial City Group took initiative to innovate investment promotion methods, actively explored the new measures of “short video + traditional publicity” for asset revitalization, enabled the improvement of content creation and dissemination ability in terms of investment attraction and promotion, and expanded the visibility of assets; and meanwhile, through enthusiastic service and efficient feedback, attracted many enterprises to settled in, which has greatly reduced the management cost of vacant premises while increasing rental income, in other words, realizing lower cost and higher efficiency. Ultimately, the 20th and 21st floors of Block A of Kuangshi International Building has an occupation rate of 100%, realizing full rental revitalization.
Lingang Area of Tianjin Port Free Trade Zone boasts abundant stock land spaces and superior shoreline conditions, where an industrial structure with marine equipment, chemical materials, grain, oil and food, and port trade as the main body has taken shape and urban public services have been continuously improved. In the next step, Tianjin Port Free Trade Zone will revitalize stock assets according to local conditions, constantly innovate revitalization ideas, fully mine the assets efficacy, make the revitalized assets active and effective, accelerate the formation of new quality productive forces, and better promote the high-quality economic and social development.
